We are seeking an experienced and dynamic Site Facilities Manager to lead the delivery of our Integrated Facilities Management contract at a major semiconductor manufacturing facility in Ipoh.
Position Summary:
The Site Facilities Manager will serve as the overall Site Leader responsible for managing all IFM operations, ensuring uninterrupted operation of critical building infrastructure and utilities while delivering world-class service levels to our customer.
The successful candidate will lead a multidisciplinary team comprising Facilities Engineers, Chargemen, Supervisors, Technicians, Service Coordinators and specialist contractors, ensuring compliance with contractual KPIs, statutory requirements, and semiconductor industry standards.
This position requires strong technical knowledge, excellent customer relationship skills, commercial awareness, and proven leadership in managing mission-critical facilities.
Key Responsibilities:
- Overall Site Leadership
- Lead all IFM operations for the customer site.
- Act as the primary point of contact between MST and the customer's Facilities Management team.
- Build long-term strategic relationships with customer stakeholders.
- Lead daily operations meetings, monthly management reviews and quarterly business reviews.
- Drive a culture of Safety, Quality, Reliability and Customer Satisfaction.
- Contract & Client Management
- Ensure contractual obligations and Service Level Agreements (SLAs) are consistently achieved.
- Monitor Key Performance Indicators (KPIs).
- Prepare monthly operational reports.
- Conduct customer performance reviews.
- Manage customer requests and escalations.
- Develop improvement initiatives to enhance service delivery.
- Support contract renewal and business expansion opportunities.
- Critical Utilities & Reliability
- Ensure maximum uptime and reliability of:
- Mechanical systems.
- Electrical systems.
- HVAC systems.
- Process cooling support systems.
- Emergency response systems.
- Critical equipment.
- Lead incident investigations and Root Cause Analysis (RCA).
- Drive continuous improvement in equipment reliability.
- Safety, Health & Environment (SHE)

- Develop annual maintenance plans.

- Manage asset registers.
- Support predictive maintenance initiatives.
- Continuous Improvement & Energy Management
- Lead initiatives involving:
- Energy efficiency improvements.

Requirements:
Education:
- Bachelor's Degree/Diploma in Electrical Engineering, Mechanical Engineering, Building Services, Facilities Management or equivalent.
Experience:
- Minimum 8 years of Facilities Management experience.
- Minimum 3 years in a leadership role.
- Experience managing IFM contracts within semiconductor, electronics, pharmaceutical or other high-tech manufacturing environments.
- Proven experience managing multidisciplinary technical teams.
- Experience managing customer relationships at management level.
